How ready is your building for what Mother Nature will bring this winter season? Let’s review some Winterization Fact or Fiction scenarios to help prepare you for what lies ahead.
1) Fact or Fiction. You have to wait for snow to melt off a roof before addressing a roof leak.
Fiction. While it is certainly more difficult to pinpoint the source of a leak when snow and ice are covering the roof, a trained roofing technician can inspect ceilings and walls from within the building for signs of leaks and other damage coming from the roof, and develop a plan for repairing it.

2) Fact or Fiction. There are certain times of the day when it's more dangerous than others to access a snow- and ice-covered roof.
Fact. The risk of thawed roofs refreezing is greatest in early mornings and after dark because they’re the coldest parts of the day. Any service providers, employees, etc. who need to access the roof should be warned to exercise extreme caution because ice and snow make a dangerous slip and fall hazard.

4) Fact or Fiction. Damage from ice dams is usually limited to the downspouts themselves.
Fiction. Ice dams form when thawed roofs re-freeze, typically at the eaves or in downspouts. They can block subsequent snow melt from draining properly, so water then looks for other places to flow. Roof cracks and other penetrations can be vulnerable to water intrusion at that point, which can then lead to extensive damage.
